Rent to Buy Homes: Begin to Secure Your Equity

Renting to own provides quality solutions to home buyers with credit problems.

If you desire to own your own home but are unable to secure conventional financing today, working with agencies or individuals who provide rent to buy homes may well be your most effective and, in the long run, profitable option. A lease purchase can make your rent money work for you in a way that renting from a landlord never could.

Renting to own real estate operates on very much the same concept as does renting to own appliances, furniture, or other less valuable asset. A down payment is made and a monthly payment agreed upon and taken away from the monthly balance until it has been fully paid, and the property becomes entirely owned by the payor.

Rent to own is nothing more than a leasing option. After a certain period of time, the payor of a lease is given the right to buy the home without it having gone for sale on the open market and at a reduced price corresponding with whatever balance remains on the home. In a typical lease situation, the lessee has no rights to the property upon the agreements expiration. During the rent to own process, however, the down payment of a tenant is made as an option to, at the end of the lease, purchase the property and inherent the equity built up during the tenant’s stay in the property.

Beyond just another financing option, the rent to own process is perfect for the prospective home buyer who might have trouble qualifying for a loan. Many Lease-Purchase programs allow the occupancy of a home for up to 12 months prior to purchase, allowing the buyer to save for a down payment on the same property if he or she is facing credit issues which might otherwise make buying any home impossible. Normally these lenders require a 3% to 5% down payment of the purchase price.

“Can you really rent to own a home?” is a valid question. On the other hand, any who take advantage of the rent to own process find it worthwhile if for no other reason than the peace of mind achieved. Tenants have full control of the home and can maintain it or improve because it will be yours when they exercise their option to buy.

Consider the following example to illustrate the process:

A nice 3 bedroom, 1 bath single family home located in a near west suburb of Chicago in a great neighborhood with good schools and a strong community is available for sale. It has been freshly painted, cleaned, and is ready to move in. The purchase price will be $215,000. Monthly rent payments will be $1,500 and you as the buyer and tenant will receive a 50% rent credit ($750 per month). You would need between 2.5% and 7% in up front Option Consideration, or what serves as a down payment. Assume your budget allows for $6,000 for Option Consideration. This equates to approximately 2.8% ($6,000/215,000). You will also need $1,500 for the first months rent for a total initial payment of $7,500.

It’s important to know that option consideration is not a security deposit. It is a non refundable payment toward the purchase price and is 100% credited toward reducing the price of the home.

Now suppose you paid all your monthly rent payments on or before the due date and you choose to buy the rent to own home at the end of the 12 month lease purchase contract. You will have $15,000 in equity before you even own the home, an advantage a buyer who purchased the home outright or with a mortgage taken from a bank would not have at their disposal.

You started with $6,000 and by paying your rent on time; your equity position grew 150% (another $9,000) for a total of $15,000 with 12 months. Not a bad deal considering many find it nearly impossible to save $9,000 in a year with all the costs of living constantly on the rise.

Those who provide rent to own services to buyers do so in an attempt to build a business by creating value that doesn’t currently today. They can only accomplish this through quality referrals from tenant buyers, sellers, and landlords. Giving back rent credit helps a family to buy a home more quickly than they could trying to save 10% or 20% to put down on a new home purchase, allowing them a head start toward building equity.

Additionally, when a home is sold through a realty service a commission of anywhere between 5% to 7% is typically paid as a form of commission. In the example above, this can cost more than the rent credit. Since realtors are completely eliminated in this transaction, there is no commission and this savings is allowed to be passed onto the leaser. This provides still another advantage to renting to own as opposed to what are considered to be the more mainstream ways to purchase a home.

Finally, when the tenant decides to purchase the home after renting it for some time and becomes the tenant buyer by taking advantage of the rent to own process, there is an immediate sense of pride in ownership. Tenant buyers add value to the community and take care of their future property to a far greater extent than those who simply rent, making improvements, and generally feel good knowing their rent money is working for them (reducing the purchase price) rather than just making money for their landlord.

Most everyone has dreamed of owning their own home at one point or another. Many people are unable to qualify right now to buy their home because of many factors. Some people have a few bumps in their credit score, while others don’t have any savings for a down payment. Whatever your situation, the rent to own process can make one of the most difficult and important decisions of your life an easy and even profitable one.

Meeting Your Meeting Expectations

One of the complaints I hear most often is about the number of meetings people attend during any given week. It isn’t only the quantity, but the duration and ineffectiveness that seem to cause problems. Conducting effective meetings is part of practicing effective time management and something we cover during my workshops, so I thought a recap of some meeting guidelines would be helpful:

Before the meeting…

Create and distribute an agenda. If others are involved, get their contributions by asking them to provide 3 things: the topic, the time needed to discuss it and the purpose of the item. Create a level of expectation by explaining that without this information the you have no way of setting and reaching the Agenda items in a timely manner. Identify specific actions and outcomes for Agenda inclusion because this will determine who should be attend. Try to keep the number of participants between 4 and 7. State when the meeting will begin and end and try to honor those times.

During the meeting…

Stay on topic. Assigning a willing facilitator can help keep the group remain focused. The facilitator can also be charged with reminding participants when comments are ‘repetitive’ rather than ‘additive’ to the discussion. At the end of the meeting assign action items and deadlinesit helps staff remain attentive and reinforces accountability. “Do you know your next step?” is a great question to ask in order to give attendees the opportunity to request and receive clarification on action items.

After the meeting…

Have an “Action” follow-up sheet available by the end of the day. This shows the date of the meeting, tasks, responsible parties, deadline date and a follow-up date. Assign a meeting coordinator to follow-through with the commitments made and noted on this “Action” sheet. You can find a sample in our website’s library.

The objective is to gain a reputation for having fewer, more effective and efficient meetings. Attendees will welcome the opportunity to share information and participate when they feel they have been heard and they know their time hasn’t been wasted.

Make Everything about BOTH of You

Whether you consider yourself together or ‘two’-gether, you will both find a wonderfully comforting yet exciting familiarity with each other. Familiarity never truly spawns into contempt, as the saying goes. Relationships that exist without creativity and satisfaction are the kinds that spawn contempt. Doing things together with your spouse doesn’t mean that you become dependent on each other.

Dependence is absolutely the worst thing for your relationship and will ultimately lead to an unhealthy co-dependency. Complete independence is not altogether good for a marriage either. If you are so focused on your own independence, you can never be a true couple. Interdependence is what almost all successful couples have been able to achieve and maintain. Interdependence is simply a reciprocal relation between interdependent individuals. It is possible to achieve such a balance in a relationship and it is the best way to have a respectful and successful partnership with your spouse.

Start to think about everything you do as an activity or opportunity for the both of you. If you have to go out of town on a business trip, take your spouse with you. While you’re away or even while you’re at home together, take turns reading the newspaper aloud in bed. Make sure you read the funnies to each other and you must use appropriate voices for different characters!

Take entire days together to go out and explore new things. Buy a book that lists all of the attractions in yours and surrounding areas. Visit each place that neither one of you has been to before. Go on treasure hunts to places like flea markets, auctions, antique shops, second-hand stores, garage sales, craft sales and church rummage sales. These are great places to pick up gifts for your spouse that you save for a later date.

While most people know about ‘his and hers’ items like bathrobes and towels, there are a number of other items that can be enjoyed together as ‘couples’ items. Try getting matching motorcycles along with matching T-shirts. Have matching his and hers overnight bags, coffee mugs, bicycles, cell phones, cars, holiday ornaments, tennis rackets, rocking chairs and even matching carved pumpkins on Halloween.

Go shopping together and work on finding something for him and something for her. Go to a bookstore and select a book that you know your spouse will like and have him or her do the same for you. Go to a music store and select a CD you know that your spouse will like and again, have him or her do the same for you. Find other ways to apply this same concept to other specialty stores.

At the beginning of each month, sit down together as a couple and review your calendars. Make all of your plans that you will do together before working in all of your other appointments and commitments into your schedule. Your relationship commitments should always come first and be your top priority. Couples who keep their relationship first in their lives have the most enviable relationships.

Which of the 5 Acne Busting Chemicals Commonly Found in Treatments is Best For You?

The active ingredients in acne preparations will determine the mechanism by which the spots are treated. There are a growing range of active ingredients that help address acne, but there are 5 well established compounds that are frequently used. These include:

1.Benzoyl peroxide is by far the most common ingredient in a host of branded acne creams. The concentration of this chemical starts at around 2.5% in low strength creams, peaking at around 5% in some of the stronger treatments. It works by aggressively killing the bacteria that are one of the causes of acne, by releasing oxygen into the pores where the bacteria live and breed. Benzoyl peroxide based creams can cause cause irritation, reddening and flaking of the skin, which is clearly the last thing you need, when trying to treat your acne. This is why it is often better to start with a ‘weak’ (2.5%) preparation of the treatment, working your way up to 5% as the skin becomes more tolerant.

2.Azelaic acid, is found less frequently than benzoyl peroxide in preparations, but has a very similar mode of working. Many users report less irritation with this treatment, and may therefore be a good choice for those with very sensitive skin. In many countries treatments containing this ingredient are only available through a prescription from your doctor.

3.Nicotinamide is an ingredient related to vitamin B which helps fight bacteria, while having a calming effect on skin.

4.Erythromycin and clindamycin are topical antibiotics often present in acne gels. These antibiotics are often combined with other active ingredients such as benzoyl peroxide. The two in combination provide an effective treatment whereby the antibiotic kills the bacteria, and the disinfectant clears out any remaining resistant bacteria that survive the antibiotic treatment.

5.Retinoids are substances related to vitamin A, and work by preventing the formation of acne lesions around blocked sebaceous glands. They are highly effective and often combined with other ingredients to enhance the overall impact of the cream.

Many of the 5 common active ingredients are combined in a single preparation, to deliver a strong blow to the development of acne. Each component, tackling the problem, from a different perspective. When you combine topical treatments with oral treatments, there is a very good chance that even the most aggressive acne problem, can be treated. In my daily business life I briefly skim or read anywhere up to hundreds of web pages, brochures, flyers, business cards and emails per day.

I’m lucky - I’ve got a *proofreader’s eye* [I’ll give it back soon - haha] which means that mistakes like those mentioned above just JUMP OFF THE PAGE and draw my attention to them.

I can’t help myself - I’m a wordsmith, a lover of words, and despite all those years at school with my eyes rolling back in my head with boredom during the English class, the information somehow seeped into my brain and it stuck.

Now I’m one of those people who wants to correct the mistakes on restaurant menus, much to the horror of my friends and biz associates. I used to carry a red pen [to make corrections … :o>] but I’ve been banned from doing that.

How many times have I seen this doozy, in print, on websites and on big signs and billboards outside stores:

*For all your stationary needs, visit Blahblahblah Company!*

See how they spelt *stationAry*, with an *a*??

Don’t they know this means *standing still, not moving* when spelt this way??

Obviously not. So how to remember HOW to spell it? I have a little saying which I learnt as a child:

E is for ENVELOPE.

A is for APPLE.

StationEry with an E for Envelope.

StationAry with an A for Apple.

The thinking behind this is that an apple sits still, so therefore is *stationAry*, and an Envelope is one piece of *stationEry* with an E. For more info, visit this page:

It SHOULD be written as **they’re**, which is the shortened version of **they are**.

2. On a recruitment site I spotted the following:

==> Currently we have a number of temporary **vacancy’s**.

WRONG!!!!! No need for an apostrophe in the sentence above!

The word **vacancy’s** should be written as **vacancies**, which is the plural form of the word vacancy.

To put an apostrophe at the end of the word and add an *s* means you want to show ownership of something … so ask yourself, *What do the vacancies OWN?*. Of course they own zip, nada, nothing … so DON’T use an apostrophe here.

3. On the same recruitment site I spotted this:

==> If you happen to be a Secretary or Administrator with 3-5+ years of experience and **your** looking to make your next move …

The word **your** in the sentence above is used incorrectly.
It SHOULD be written as **you’re**, which is the shortened version of **you are**.

The key to avoiding these glaring errors is as follows:

* admit you might be tired or you might have read your text too many times to be able to notice any problems

* admit that spelling and grammar might not be your best skills

* acknowledge that you want your text, document, website etc to be the BEST IT CAN BE

* ask one or more friends or associates to read the text for you - reading something with a fresh *eye* can quickly spot mistakes

After the details of the trade are entered, you will be taken to a confirmation screen where you can accept the current price on screen. Accept the rate and you have placed your trade.

With the use of software tools you can enter a ’stop loss rate’ to automatically sell the currency if it falls below a certain rate, avoiding possible losses and giving you peace of mind. But this is not all the automation you can get, you can also enter a ‘take profit rate’ to automatically sell the currency when it reaches a certain level. This way you won?t need to monitor your account all day in order to take profits once an acceptable number of pips have been earned.
